I just had a new roof done and as you can see, they used long nails which protruded through the plywood and splintered the wood. I cannot afford to have someone scrape and paint the whole underside...

The water will absorb into the open cell foam and cause the roof sheathing to rot before you realize there is a problem. For the exterior walls: Zip-R in conjunction with Batt insulation would be my pick if my budget could handle it!    Open-cell spray foam applied to the roofline will create a conditioned attic instead of a vented attic. If you’ve ever been inside a spray foamed attic, it’s shocking the temperature difference compared to a vented attic 😅.   In GA, the HVAC handler and ducts are typically Builder Brigade, Roof Sheathing, Standing Seam Metal Roof, Attic Insulation, Spray Foam Insulation, Standing Seam, Spray Foam, Hell Yeah, Metal Roof
